Introduction

ROSHN is a national community developer in the Kingdom of Saudi Arabia focused on contributing to demands for increased home ownership across the country. Powered by the Public Investment Fund (PIF) and chaired by His Royal Highness Prince Mohammad bin Salman bin Abdulaziz, Crown Prince, Deputy Prime Minister and Minister of Defense, ROSHN aims to support efforts to increase the rate of home ownership to 70% within the next 10 years as part of Vision 2030 through the delivery of quality communities, whilst providing jobs and creating opportunities nationwide.

ROSHN is developing modern and aspirational communities in nine cities across four regions, including in the Kingdom's capital, Riyadh.ROSHN's Riyadh community will offer a modern and highly convenient living experience rooted in work, play and local culture, and designed to enrich residents' lives whilst reflecting leading principles and practices in community planning.The community will reflect Riyadh's rich heritage and culture, but will be fused with a contemporary vibe to celebrate the country's glorious past in addition to its future aspirations.

ROSHN's Riyadh community will contribute significantly to the Kingdom's economy and GDP, as well as generating job opportunities and forging strategic partnerships with the private sector and investors.The community seeks to support the development of local businesses, especially in the Kingdom's contracting and building materials sectors through partnerships and by adopting and deploying innovative methods for the construction of housing and supporting infrastructure.

Community Location

The Riyadh community is strategically located south of King Khalid Airport to the north of the capital, close to the city's main attractions, key highways and transportation links to provide residents with a superior living experience. The site is spread across an area of 20 million square metres.

Partner Information

ROSHN has chosen a number of valued partners to support in the development of ROSHN communities. ROSHN has announced that it has signed contracts with Rezaik Abdallah Al-Gedrawy & Co. who will be building the first thousand homes in the community. Additional partners include Zuheir Ahmad Al Zahran and Company, Al Akaria Hanmi, Posco E&C, AWJ International and C1 Company Building who will be involved in other critical areas of construction including infrastructure and water works, rough grading and soil improvement, site supervision, fit outs and more.

Targeted Clients and Market Size

ROSHN will develop best-in-class homes to cater to all budgets and tastes. The Riyadh community will include more than 30,000 homes. During the first phase of the community, 3,000 homes will be built

Financing

ROSHN will work closely with the existing mortgage industry and the Real Estate Development Fund to help meet the needs of each individual buyer's personal circumstances, and suit their financial situation. In addition, ROSHN will set up sales centres with experienced and qualified bank representatives to guide buyers through each stage of the process, from purchase to handover.

Timeline

Each phase of the Riyadh community is expected to be delivered according to agreed timelines. Individual milestones for each phase will be announced publicly.

ROSHN will play a fundamental role in delivering one of the core objectives of Saudi Arabia's Vision 2030. The national community developer aims to make important contributions to the supply of high-quality communities in major cities, including Riyadh, whilst helping increase the percentage of home ownership to 70% by 2030.
